Home Improvement Scams – How to Avoid Being a Victim

Home Improvements by Home Town RestylingThe sad fact of life is that for every hundred reputable contractors who will carry out your home improvement project to your exact specifications, on time, and at a reasonable price, there are a few unscrupulous contractors out there whose only objective is to part you from your money as quickly as possible and with little regard for their workmanship or whether any work gets done at all!

Home Town Restyling, serving North Central Iowa, is sharing these tips to help Iowa homeowners avoid becoming a victim of these scammers.

First off, ask your friends for recommendations. They may have had work done by a remodeling contractor who carried out a professional job at a fair price. And, when you do talk to a contractor, have them tell you what certifications they have and whether they are members of a particular trade or business association. The residential contractor himself should be able to supply that information and give you contact details of associations in order to verify their claims or you can contact a particular trade association directly and ask them to recommend someone in your area.

Always ask for a written estimate or, better still, a fixed quote in advance of starting work. Make sure to get more than one written estimates so you can make price comparisons. Ask if there is any “small print” and ask them to explain anything you don’t understand. Amend the bid, if necessary, before you sign any documents.

You should also ask any tradesman certain questions over and above verifying their ability and reputation to do the job as mentioned above. This should include asking how many projects like yours they’ve completed in the past couple of years. Upon request, they should give you some references so you can call previous people who have had work carried out by them. Ask them to produce an insurance certificate so you can be sure that you will receive compensation should the job go wrong.

When it comes to payment, try to limit, or even eliminate any upfront payment as much as possible and always pay by check or by credit card. Never use cash. Quite often, a reputable residential contractor will not require any payment until the job is completed to your satisfaction. If it is a large job that’s going to take some time, they may require some form of payment upfront for materials and additional labor costs first. If that’s the case, make sure you have a written receipt and their signature to prove that they have received a payment before starting the job.

Where possible, negotiate payment in stages. For an example, a certain amount after 25% of the work is done, another payment after half is done and the rest upon satisfactory completion. Don’t make any final payment until you’re fully satisfied that the work has been completed to your specifications. If the contractor is using other sub-contractors, ensure that they have all been paid before handing over the final payment to the main contractor. Don’t make your final payment until the remodeler hands over written warranties for materials and for the quality of workmanship and make sure you have written proof that all sub-contractors have been paid in full.

Providing you ask the right questions, get satisfactory answers, do your research, and get everything put in writing, there should be no problem. But always watch out for scams, including remodeling contractors who will only accept cash, those who will ask you to pay for the entire job upfront, those who do not provide you with a business or a home address and telephone number or suggest that you borrow money to pay for the job from a lender they know, or those that solicit door-to-door.

Knowledge, vigilance and awareness are your best forms of protection in ensuring your home improvement project is finished without any problems.

Cedar Rapids homeowners celebrates the holidays with a new three season sunroom from Home Town Restyling. For years, Nick and Pam Bloom wanted to do something with their deck area in the back of their house.

The deck required annual upkeep and did little to make their backyard enjoyable. Nick and Pam called on Beau Butterbrodt, Project Manager at Home Town Restyling for some ideas. Beau helped the Blooms put together a beautiful 3 season Temo Cathedral Sunroom that opens kitchen to outdoors.

The crew at HTR removed the old wooden deck and  constructed a 14 X 14 1/2 foot sunroom in its place. Rather than use traditional lumber, Home Town Restylings exclusive Temo room is totally maintenance free, with extruded aluminum, tempered HPG200 glass, and energy star rated roofing. The siding on the back of the home was removed and knotty pine tongue and groove with a chair rail was installed to give it that finished, warm feeling. Arnold Port stopped by the home improvement show room of Home Town Restyling in Hiawath, IA. Mr. Port needed a pane of glass replaced that was broken by a rock that had  shot through it via his lawn mower.

In the back of his mind he knew he needed to do something about replacing his windows. He also knew that the asbestos siding was something that needed some attention along with a new roof and garage door. He also had broken and missing shutters, as well as some 4×4 wood posts that had become an eyesore. Dave Wageman, exterior remodeling expert, showed Mr. Port the the Restoration replacement windows by Sunrise Windows. He really liked the fact that they could tilt in for safe easy cleaning and that the window had an UltraCore -polyurethane fully filled frame instead of a hollow vinyl tube frame.

The siding that not only created maintenance, also created a health hazard that was removed and disposed of properly and replaced with double 4″ steel siding from Rollex Siding which features a maintenance free vinyl coating.

To finish the exterior remodeling, 4 white round fluted aluminum columns were installed, shutters, lighting, a roof and garage door were added. Dave commented, “Mr Port walked in looking for a window replacement and he now has a Brand New Exterior.”

After the project was complete Port was stunned, “It looks like a new house” Port mentioned “Everyone that was involved was a pleasure to work with. All the little details made a big difference.”

Cedar Rapids, Iowa Sunroom Conversion

Old worn out screen room before remodeling by Home Town Restyling

Before Photo - Screen Room

Cedar Rapids, IA homeowner, Sandy Galer remodeled her worn out screen room into a beautiful new sunroom. The old screen room that was installed many years ago was very problematic. It was:

  • Constantly dirty
  • Wet when it rained
  • Cold in the winter
  • Hot in the summer

There were only 2-3 months they were comfortable using the west facing screen room. To try and combat some of the problems, Sandy resorted to hanging up plastic to keep the snow and rain out during the winter. Their room ended up becoming a “catch all” and was more of a storage area due to the lack of use.

After Photo - New Sunroom

Beau Butterbrodt, project manager for the Sunroom department at Home Town Restyling, Inc., had a consultation with Sandy to help solve her problems. After few hours of surveying the project site, Beau helped design an affordable option.

Home Town Restyling and it’s skilled in-house employees, ended up leaving the roof structure of the screen room and rebuilt the wall sand flooring. This included installing Energy Star Sunrise sliding windows, with Omega 12 glass, insulating the wall, and installing a full view steel security door. The flooring structure needed to be reinforced as well.

The current room wasn’t built to code, so new frost footings and floor joists had to be constructed. While this was being done, we insulated the floor with fiberglass insulation and enclosed the area under the deck structure to keep out debris. Lastly, a separate heating and cooling unit was installed in the room so it could be heated and cooled seasonally.

Sandy Galer’s home faces Twin Pine Golf course and has a priceless view. She now is proud to entertain guests year-round in her new all-seasons sunroom. A bonus area was created with a new stamped concrete patio that has her tiki torches and low level lighting creating an ambiance she never had before!

Sandy commented, “I have used Beau and Home Town Restyling, Inc for all my home improvements. From new insulated siding, to new replacement windows. The Sunroom is just one more project I trusted them to do and we have no regrets! I just love our new Sunroom and should have done it years ago!”

Insulated Vinyl Siding Makeover in Solon, Iowa

A Solon, IA family recently got an insulated vinyl siding makeover.  Tom Casey, of  Home Town Restyling in Hiawatha, Iowa was called out to help solve this homeowner’s curb appeal problem.

This home had a mis-matched stone veneer and dated look of builder’s grade vinyl siding. Tom’s crews replaced the bad sheathing of the previous installation and wrapped the home in house-wrap to prevent air infiltration.

A new natural stone entryway was added to compliment the  Double 6 Stack-Lock siding which also has an insulated backer.
